Although a lot of home buyers hire home inspectors to check out houses that they are interested in buying, not as many hire mold experts in San Diego even though they should. Many assume that since they see no visible evidence, there must not be a problem. Unfortunately, those people could not be more wrong; by the time that mold is visible, it is already a gigantic problem. Spores themselves are not visible by the naked eye, and it is only when a huge number of them mass together that they can be seen.

Only visible mold can be seen by regular house inspectors; it is the invisible stuff that can be caught only by the mold experts in San Diego. Most of the reason that mold is such a scary problem involves peoples health. There are many different symptoms and effects on health that spores cause, none of them being pretty for sure. Many times people are unaware of their exposure to high spore counts, and their illnesses are commonly misdiagnosed and the source of what is causing them to be ill remains in the house. Basically, people become allergic to the house that they live in, and it doesnt take long for the problem to grow completely out of control.

It is recommended that home buyers add a mold disclosure to their sale contract so that the sellers have to disclose any information about mold contamination within the house or on the property. This disclosure should include everything about any previous water damage, even if it is just a small previous leak in the past. Any moisture intrusion in the house at all should also be discussed, as should any fungal contamination. If any of these problems had been present and resolved in the past, the water damage, restoration, and mold remediation should be obtained from the sellers.

The inspection process for mold is a tricky one, because it can be so involved that walls and ceilings are opened to find evidence of any hidden damage. However, real estate inspections do not have the walls torn down or opened for obvious reasons. An assessment of moisture in the home, visible inspections, and samples of areas without intrusion are taken. Also, mold experts also will review any available documents from previous mold remediation efforts.

If you are interested in buying a home but inspections done by mold experts reveal evidence of spores, there really isnt a reason to ditch the deal. Many sellers will agree to do a more in depth inspection and may even agree to significantly lower their asking price to compensate for the expense buyers will have to pay to correct the problem according to the mold experts in San Diego.
